Cleveland Gardens
As far as location and layout are concerned, this is an address that should have long ago been commanding premium rents. However, there was a pressing need for renovation and our team was quick to provide the landlord with proof that only top-tier materials and craftsmanship would suffice. Subtle changes can make a big impact, and this was the case with the staircase linking the living area to the rest of the apartment. Our redesign replaced the outdated block staircase with a contemporary spiral structure that freed up space while simultaneously giving the room a more fluid, sophisticated aspect and focal piece. A fully fitted modern kitchen combined state-of-the-art appliances with sleek classic-look cabinetry, while dramatic tiling of Corian marble formed the perfect backdrop for the luxuriously appointed contemporary bathrooms.
Converting a cramped four-bedroom configuration into a more spacious three-bedroom arrangement gave the apartment a more expansive feel and created more storage. Updated ironmongery and wall panelling completed the look. The outcome of this redesign was as immediate as it was aesthetically pleasing. The landlord was able to more than double the monthly rental price from £4100 to £8500, and the apartment was let to the very first viewer.
Further work at Cleveland Gardens
Initially, this presented a similar renovation task to the previous address; That of a period property desperately in need of modernisation and better usage of space. There were two major hurdles that needed to be negotiated before the Ani M team could proceed to that stage. The landlord had opted for underfloor heating and zoned soundproofing, both of which would take priority in the early weeks of the refurbishment. Project managing these installations with professionalism and precision played a crucial role in guaranteeing that the redesign was delivered to the deadline. Triple-glazed windows were installed so as to maximise the effect of the new climate control technology.
Curved Room
Taking inspiration from the original features of this Grade II–listed property, our teams used a black and gold colour scheme to evoke the atmosphere of the late 1920s Jazz Age. Nods to Art Deco stylings inform the choices of herringbone wood flooring and slimline staircase railings. Relocating the kitchen allowed an extra room to be added to the existing three, and the landlord was able to achieve a 100% increase in rental revenue.
Birley Lodge
An imposing brutalist exterior housed a home stacked with contemporary potential. The young family was in urgent need of refurbishment to make it suitable for a family of four. The Ani M designers were confident that by drawing inspiration from the bold 1950s architecture, they could create something that was both striking and welcoming, and highly practical for their young children. A structural pillar could have been seen as an obstacle to some, but by incorporating it into the new open-plan kitchen, it became a quirky and distinctive feature of the space. This was achieved through the installation of shelves between the pillar and the back wall, thus also creating extra storage.

Here, the client had the option to commission a partial refurbishment using our established range of furniture and accessories. The fact that they decided to commit to a complete redesign and refurbishment indicated their confidence in not only the property’s potential but talso he skill and dedication of the team at Ani M. The removal of a false ceiling, the creation of a home office and the opening up of the living area were all major undertakings that required careful planning and strict budgetary controls. Staying within those parameters meant drawing up a detailed timetable of works which would be tight without being unrealistic. By keeping costs down to a practical level, we knew that the client would be able to maximise any return on investment.
Not for the first time, Ani M were able to ensure that rental yields for a client went beyond expectations. In the case of Coleville Terrace, weekly rental income increased almost twofold: from £1200 to above £2000.
